How are architects’ fees worked out?

There is no standard price list for architects. Fees reflect the time a project needs – which depends on its size, complexity and how much of the process you want your architect to lead.

The three common ways architects charge

A percentage fee is calculated as a percentage of the construction cost. A fixed, or lump-sum, fee is agreed in advance for a defined scope of work. A time-based fee is charged at hourly or daily rates, which suits work whose extent is hard to predict, such as early feasibility studies.

These are often combined – for example a fixed fee for the design and planning stages, followed by a percentage or fixed fee for technical design and work on site.

What affects the fee

The main factors are the size and complexity of the project, the planning context – conservation areas and listed buildings need more research and more careful submissions – and how many stages of the work your architect carries out.

Architects describe a project in stages, from the brief and concept design through planning, technical design and building regulations, to tender and construction. Some clients appoint an architect only up to planning; others prefer a full service through to completion, which carries the design intent through to what is built.

Other costs to plan for

Most projects also need other specialists, appointed and paid separately – typically a structural engineer, and sometimes a party wall surveyor, measured survey, or energy or ecology consultants. Planning and building control fees are also separate.

Agree it in writing

RIBA Chartered Practices set out their services and fees in a written appointment before work starts, so you know exactly what is included at each stage. We’re happy to talk through your project and set out a clear fee proposal after an introductory call.
