Campton Manor, Campton — Restoration & Conservation Listed Building

Restoration | Fire Damage Reinstatement | Bedfordshire

Some buildings ask to be renewed. Others ask to be understood. Campton Manor requires something more precise than either — careful, disciplined repair in service of a building that has stood since the late sixteenth century.

FT Studio is leading the restoration and refurbishment of this Grade II* listed manor house in Bedfordshire, working to reinstate damaged elements and conserve the surviving historic structure.

The Building

Built circa 1590 for the Ventris family, with later eighteenth and nineteenth-century additions, Campton Manor is a layered historic building of rare architectural significance. Its value lies in the accumulation of craft, alteration, and detail across centuries — a record that can only be conserved, not recreated.

That responsibility informs every decision.

The Approach

The works focus on the like-for-like reinstatement of areas affected by fire, alongside the careful repair and conservation of surviving fabric and detailing. Where elements can be retained, they are preserved; where they must be remade, they are reconstructed using appropriate materials, methods, and craft.

Alongside this, discreet upgrades to services and internal functionality are being integrated to support contemporary family living — without compromising the building's character or historic integrity.

This is a project defined by continuity rather than change.

Conservation & Consent

The project is being delivered in close collaboration with the local planning authority and conservation officer. Every intervention is tested against the requirements of listed building consent and assessed in light of the architectural and historic significance of the manor.

Working at this level demands a particular discipline: knowing when to act, and when to leave well alone.
