An eco-focused new build house in Impington, Cambridge, designed to exceed current performance standards while responding sensitively to site and context.

Planning permission was secured for this bespoke family home within a mature residential plot. The design prioritises environmental performance, outdoor living and spatial quality, resulting in a house that is both refined and resilient.


Design Concept & Layout

The design is organised around a central courtyard, with two distinct wings defining internal living spaces and sheltered external areas. This arrangement maximises privacy, daylight and natural ventilation while strengthening the relationship between house and garden.

By structuring the plan around a calm central void, the architecture creates a strong sense of enclosure without relying on excessive massing, enhancing both spatial clarity and environmental performance.


Sustainability & Performance

Environmental performance was a primary driver from the outset. The house has been designed to surpass current Building Regulation requirements for airtightness, insulation and thermal efficiency.

Passive design strategies — including orientation, glazing control and compact form — are supported by a high-performance building envelope, reducing operational energy demand while maintaining year-round comfort.


Planning & Context

Located within the village of Impington, the project responds carefully to its residential context. The architectural language balances a contemporary approach with materials and proportions that sit comfortably within the surrounding grain.

Early engagement with planning officers informed the design development, enabling a proposal that enhances the site while respecting its setting.


Construction & Delivery

The project is nearing completion, with construction photographs documenting the execution of the courtyard plan, envelope detailing and material quality. Close coordination between architect, consultants and contractor has ensured design intent is carried through to site.
